Boiler servicing and gas safety checks have a lot of similarities, but there are some important differences. As a homeowner, you don't need to worry about gas safety checks, as they apply to landlords only. As a landlord, it is vital you know what checks your properties need, in order to stay above the law and keep your tenants safe all year round.

Gas safety checks/Landlord certificates

As a landlord, it is your responsibility to keep your tenants safe from any potential issues with gas appliances. You are required to have gas safety checks carried out annually and you will be given certificates as proof the appliances have passed all relevant checks.

As a homeowner, you are not required to have your appliances checked to the same standards. Despite this, there are some exceptions, for example, if you share your home with lodgers.

Gas safety checks are comprised of several checks and tests that cover all the gas appliances in your property. This can include the boiler, gas stove, gas cooker and gas fire. You are only required to get the appliances provided by you checked, although it is a good idea to get everything checked. 

Boiler Servicing

Boiler servicing is a gas safety check carried out on the boiler in your home. 

There is no requirement for homeowners to get the boiler serviced, although it is recommended to get it checked every year. This keeps your home free from any potential gas leaks, as well as preventing future repairs or breakdowns.

During a boiler servicing, every component of your boiler gets checked and cleaned thoroughly. The gas engineer will remove the outer case of your boiler, in order to get to the internal components. They will also check your boiler pressure, to make sure it is as it should be. 

Boiler servicing checks for any weak spots or potential leaks as well as checking everything is working efficiently.
